In 2003 the Strategic teams were formed to design the facility. At the end of the year they held a design charette lead by Rocky Mountain Institute. The following month the project was funded and design began. Ground breaking happened in November of 2004. By January 2010 the first semi-conductor wafer was produced.
The complex is comprised of an East-West oriented 3-story office building connected to the clean room fabrication building by a 2-story link building they refer to as "docks and smocks". The entire complex is covered with white reflective roofs.
Landscape irrigation water is provided by "Lake Westbrook" a rain water retention lake that holds 2.7 million gallons of water. The entire complex is off city water for irrigation.
Their goal was to reduce fabrication costs per square foot by 30% from the previous fabrication facility.
Some of the LEED features that they incorporated include:
- Native meadow
- Day lighting
- Rain water harvesting
- Solar hot water
- Showers
- Bicycle racks
- Exterior sun shades
- Energy efficient lighting (motion controlled)
- Dark skies friendly lighting
By investing only 1% of the building cost into LEED related items they were able to achieve a 39% reduction in energy use, a 39% reduction in water usage and a 43% reduction in Greenhouse Gas emissions over 5 years.
TI has also achieved a 95% recycling rate worldwide.
Westbrook explained that education and communication are the biggest struggles in promoting sustainable development
